These Terms of Service ("Terms") govern your use of ServiceCharges.AI ("we," "us," or "our") website and services. By accessing or using our services, you agree to be bound by these Terms.

1. Acceptance of Terms

By using ServiceCharges.AI, you agree to these Terms and our Privacy Policy. If you do not agree, please do not use our services.

2. Description of Service

ServiceCharges.AI provides:

• Analysis of UK leasehold service charge documents
• Educational resources about leasehold rights
• Tools to help identify potential overcharging
• Information about tribunal processes
• Document templates and guidance

3. Paid Services and Lease Procurement

3.1 Lease Procurement Service

We offer an optional lease procurement service where we obtain a copy of your lease from HM Land Registry on your behalf. The fee for this service is £12, comprising:

• £7 — HM Land Registry official copy fee (passed through at cost)
• £5 — ServiceCharges.AI service and administration fee

Payment is processed via Stripe Checkout. By submitting payment you authorise us to request the lease document on your behalf using the Land Registry details you have provided.

3.2 Delivery and Refunds

Lease documents are typically obtained within 1–3 working days of payment, subject to HM Land Registry processing times. We will upload your lease document to your case automatically upon receipt.

If we are unable to obtain your lease document (for example, because the title is not registered or the document is unavailable), we will refund the full £12 fee within 5 working days.

3.3 No Other Fees for the Free Audit

The AI Audit service itself is provided free of charge. The only payment currently required is for the optional lease procurement service described above.

4. User Accounts

To access certain features, you may need to create an account. You are responsible for:

• Maintaining the confidentiality of your account credentials
• All activities that occur under your account
• Providing accurate and current information
• Notifying us of any unauthorized use

5. Acceptable Use

You agree not to:

• Use our services for illegal purposes
• Upload malicious or harmful content
• Attempt to gain unauthorized access to our systems
• Interfere with or disrupt our services
• Violate the rights of others
• Share false or misleading information

6. Content and Data

Your Content

You retain ownership of documents and data you upload. By using our services, you grant us a limited license to process and analyze your content to provide our services.

Our Content

All content on our website, including text, graphics, logos, and software, is our property or our licensors' property and is protected by intellectual property laws.

7. Privacy and Data Protection

We handle your personal information in accordance with our Privacy Policy and applicable data protection laws, including UK GDPR.

8. Disclaimers

Our services are provided "as is" without warranties of any kind. We do not guarantee:

• The accuracy or completeness of our analysis
• That our services will be uninterrupted or error-free
• Specific outcomes in legal proceedings
• The suitability of our services for your particular needs

9. Limitation of Liability

To the maximum extent permitted by law, ServiceCharges.AI shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or other intangible losses.

10. Indemnification

You agree to indemnify and hold harmless ServiceCharges.AI from any claims, losses, damages, or expenses arising from your use of our services or violation of these Terms.

11. Termination

We may terminate or suspend your account and access to our services at any time, with or without cause or notice. You may terminate your account at any time by contacting us.

12. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify you of changes by posting updated Terms on our website. Your continued use after changes constitutes acceptance of the new Terms.

13. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes will be resolved in the courts of England and Wales.

14. Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions will remain in full force and effect.

15. Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and ServiceCharges.AI.
