Managing agent & freeholder tribunal records
Tribunal outcome records for the 71 managing agents and freeholders that appear most often in our corpus of 4,244 published First-tier Tribunal service charge decisions. Every figure is computed from the published decisions and links to them. (n=4,244, as of 15 August 2026)
About these figures: Outcomes reflect disputes that reached the First-tier Tribunal, not portfolio-wide quality. Small samples are noisy; every figure links to the underlying decisions.
Each record lists the cases in which the firm appears and — where the tribunal criticised a party — the tribunal's own words, quoted verbatim and linked to the published decision. Entities are only listed once their name has been reliably resolved across decisions; firms with fewer than 5 decisions are not listed.
Outcome and reduction percentages are temporarily withheld. A large share of these decisions are applications by landlords or managing agents for dispensation from consultation requirements (section 20ZA) rather than challenges brought by leaseholders, and the two cannot be pooled into one figure. We are rebuilding these statistics on a classification that separates them.
Methodology
These statistics are computed from the published decisions of the First-tier Tribunal (Property Chamber) in service charge cases (case types LSC, LIS and LDC). Each decision is parsed into a structured record — the sums challenged, the sums allowed, the outcome per cost head, and the orders made — and the aggregates on this page are recomputed nightly in plain arithmetic from those records. No figure on this page is estimated, modelled or hand-typed; each carries its sample size. Current corpus: 4,244 decisions covering 18,031 individually disputed items, last updated 15 August 2026.
